More about this place
AYA Niseko is a luxury ski-in/ski-out apartment hotel at the Ace Family lift, combining slope access with spacious residences and an open-air onsen. It removes the two biggest frictions of a Niseko family week: moving gear and finding room to spread out.
Studios suit couples, while larger apartments add kitchens and living areas for groups. The lower-village location keeps restaurants walkable, though the hill back from upper Hirafu can be icy.

Choose a true mountain-view category if Mount Yotei matters; some otherwise premium rooms face the village instead.

Plan the arrival and next day
Match your airport transfer, ski school and chosen lift base before booking. Village shuttles and lift links have operating limits; keep a ground-transfer fallback for weather interruptions. A kitchen, room size, onsen and slope access are separate facilities. Confirm the actual unit and current transfer arrangements; a resort name alone does not establish ski-in access.
